urbanest Student Accommodation Rules
Moving into your urbanest accommodation is an exciting time, and there’s a lot to do and get sorted! However, while you’re choosing between what to bring and sorting out your documents, it’s a good idea to take a general look over the rules so you know the dos and don’ts before you arrive. That’s why we’re here – to give you a good overview of everything you need to know while you’re living with us.
General Rules
These are the general, day-to-day rules that you’ll need to keep in mind while living with us at urbanest. Of course, there are also the unspoken rules of etiquette that can help us live more happily with our fellow flatmates, and it’s worth memorising the key tenants of this as well as the rules below.
Payment Rules
When it comes to making payments on your rent, urbanest have two methods of use. You can pay via your urbanest student portal, or by using direct bank transfer. All funds must be in our account by 8AM on the rent due date specified in your contract, and this must be done with a card registered in your name.

Other payments, such as Council tax, are subject to specific situations. If you are a full-time student, you can claim an exemption. Details on that process can be found on our council tax help page.
Internet Access Rules
Every urbanest room comes with both WiFi and an Ethernet internet connection, provided by our partners at Glide Student. Included in your rent there is a 200mbps connection in each room, with unlimited downloads.
Please note that there is a fair use policy in place, which means your speed could be affected. A few key points to know are:
- Do not use the internet illegally, i.e to pirate games, music or media, or to promote illegal activities
- Some sites may have access filtered
- Do not send messages to anyone who does not want them via our systems
- We may lower your bandwidth between 4PM to 2AM every day as this is the highest use time.
Quarantining and COVID-19 Rules
We’ve all seen how Coronavirus can affect us over the past few years, which is why we’re committed to making the quarantine process as simple as possible. While quarantining, you should stay within your room and not use any open areas. Minimising contact with other residents is also vital.
We will not notify your flatmates that you are quarantining, but you should notify us so that we can assist you as much as possible. We can help bring deliveries to your door, and provide a hangar that says “Hi there, I’m not being unsociable I’m just quarantining” to put on your door.

Delivery Rules
We all buy things online or get takeouts delivered from time to time. We at urbanest don’t want to put a damper on this for you at all! However, we do have some rules around this.
Firstly, before you check in we can’t accept any deliveries in your name. Until you are a tenant, we don’t have insurance to look after your items. Once you are a tenant, we are happy to accept deliveries on your behalf of any non-perishable goods. These will be kept for a few days, so check often if you’re expecting something.
Make sure that you give your full name and room number on your address when getting deliveries. This’ll help our team get your package to you.
For food deliveries, you must collect those yourself. We cannot accept groceries or other food deliveries.
Guest Rules
Having guests over is a fun part of the university experience. However, we do have some rules that you’ll need to keep in mind when you do this.
- Guests must sign in and out at reception for security and fire safety reasons
- Make sure to ask your flatmates before inviting them over if you are in a shared flat
- Make sure to notify reception if you are in a studio
- Overnight guests must be 17 years old or over
- You must be in your residence at the same time as your guest
- No guests are allowed during quarantining periods
As a precaution, urbanest reserves the right to ask any guest to leave at any time, and can also permanently ban them from any of our accommodations if they have been found to break the rules. Additionally, if your guest causes any damage you are liable to cover the costs of repairs.
Laundry and Cleaning Rules
When you move into your new home you’re likely not thinking about the little things, like where you can clean your clothes and how to keep your space. Giving them some thought and knowing what is and isn’t done beforehand is very helpful, however, so take a look at the rules below.
Laundry Rules
Every urbanest accommodation comes with a laundry room that is managed by Circuit Laundry, our partners. This is located inside the building, and is for use by all residents per location. Please be courteous to other people in this space.
The laundry machines are easy to use so don’t worry. You just need change or a top-up Circuit laundry card to pay for washing and drying. Either way it’s super easy and convenient!
Cleaning Rules
All communal and reception areas are cleaned daily to keep things hygienic for all of our tenants. Please do not leave clutter or other materials around that could interfere with this process.
Cleaning does not come as standard for in-room or in-flat as part of the rent, but we do offer an additional service for those who would like the option. For more info, check out our partners at Cabenco-Students.
